LisPush pulls new lis pendens and pre-foreclosure filings from NYC public records every day — enriched with owner contacts, motivation signals, and a clean CSV ready to work.
What you get, every day
ACRIS lis pendens filings and eCourts civil judgments scraped and normalized every 24 hours. All five boroughs — including Staten Island's separate county clerk system.
Phone numbers, emails, and mailing addresses enriched from public records and carrier-verified skip tracing. Every lead comes with a direct contact path.
LP filing severity, tax lien presence, HPD violation history, DOF balance, absentee owner flag — each property scored 0-100 on urgency. Sort by score, not just date.
Clean daily email with top-scored leads, formatted for scanning. Full CSV attached — address, owner, contacts, signals, score, borough, unit count. Ready for your CRM or cold outreach stack.
How it runs
Every 24 hours, LisPush queries ACRIS and eCourts for new lis pendens filings across all five boroughs, filtered to 2-5 unit residential and mixed-use properties.
Owner names matched to skip-traced phone numbers, emails, and addresses. DOF tax balances, HPD violations, and ECB fines pulled and cross-referenced.
Each property scored 0-100 based on motivation signals: LP type, lien size vs. value, violation count, days since filing, ownership tenure, and absentee flag.
Morning email digest with your top 10 leads, formatted for quick scanning. Full CSV attached with all fields for CRM import or further analysis.
Motivation signals
Every lead is scored across six dimensions. High signals across multiple dimensions means a motivated, actionable seller.
Active litigation on the property — highest urgency signal. Indicates a foreclosure action, partition, or dispute is underway.
Unpaid property taxes flagged by NYC Dept. of Finance. Properties on the lien sale list have passed the 90-day notice window.
Open HPD violations signal deferred maintenance and potential cash drain — especially weighted for buildings with multiple open items.
ECB (Environmental Control Board) fines from the NYC Buildings department. Indicates code compliance issues requiring resolution before sale.
Owner mailing address outside NYC — strong correlation with motivated sellers looking to offload a distant or inherited property.
Estimated loan-to-value ratio above 85% based on ACRIS mortgage records vs. market data. Limited equity creates negotiating leverage.
